Task Statements:<\/em><\/strong><\/h3>\n\n\n\n

1.\n Provide oversight and management of the\nmore complex and sensitive capital outlay projects in order to successfully\ndeliver them utilizing project accounting, and management tools, etc., under\nlimited supervision, on a continuous basis. <\/p>\n\n\n\n

2.\n Prepare project funding and\nauthorization packages for submission to control agencies utilizing project\naccounting, capital outlay budget change proposal, detailed construction\nestimates and Microsoft office applications, under limited supervision, as\nrequired. <\/p>\n\n\n\n

3.\n Verify all required change order\ndocuments have been received by the contract unit by reviewing the documents\nfor contract compliance and meeting with the Contract Analyst, utilizing analytical\nskills and standard procedures, under limited supervision, in accordance with\ndepartmental policies and procedures, as required. <\/p>\n\n\n\n

4.\n Coordinate with contract staff on the\nissuance of the Notice to Proceed of the construction contract by communicating\nwith the contract analyst and construction contractor, under limited\nsupervision, according to project needs and departmental policies and\nprocedures, as required. <\/p>\n\n\n\n

5.\n Facilitate preconstruction conference\nmeetings with the necessary project participants e.g., construction contractor,\ninspector, Departmental staff, designer and other appropriate parties, in order\nto define the roles of various stakeholders and comply with contract\nrequirements utilizing departmental procedures and verbal communication, under\nlimited supervision, as required. <\/p>\n\n\n\n

6.\n Oversee responses to Requests for\nInformation and various questions from the Construction Contractor prepared by\nthe Construction Manager, Architect\/Engineer and consultants, utilizing\ndepartmental procedures, computerized systems, written and verbal\ncommunication, under limited supervision, as required. <\/p>\n\n\n\n

7.\n Participate in construction project\nprogress meetings conducted at the construction site to monitor project issues,\nutilizing project management tools (e.g., teleconference, etc.), under limited\nsupervision, as needed. <\/p>\n\n\n\n

8.\n Review work in progress at the construction\nsite to determine best course of action regarding construction issues based on\nvisual site inspection, best practices and verbal\/written communication, under\nlimited supervision, on a continuous basis. <\/p>\n\n\n\n

9.\n Oversee the change order process by reviewing\nentitlement, scope of change, time impact analysis and estimates, utilizing\nproject management tools, under limited supervision, on a continuous basis. <\/p>\n\n\n\n

10.\n Review and approve progress payment\nrequests to ensure compliance with the contract utilizing departmental policies\nand procedures, under limited supervision, on a continuous basis. <\/p>\n\n\n\n

11.\n Compile construction contract close out\ndocuments for final payment to be submitted to the Contracts Unit, utilizing\ndepartmental policies and procedures, under limited supervision, as required. <\/p>\n\n\n\n

12.\n Coordinate design review activities\nthrough all phases of design to ensure comments are incorporated into the\nconstruction contract documents, utilizing departmental policies and\nprocedures, under limited supervision, as necessary. <\/p>\n\n\n\n

13.\n Facilitate regulatory agency\u2019s review\n(e.g., the State Fire Marshal, Access Compliance, etc.) for approval of the\nconstruction contract documents utilizing scheduling and attending meetings\nwith regulatory agencies and appropriate consultants, under limited\nsupervision, as required. <\/p>\n\n\n\n

14.\n Facilitate development of construction\ncontract documents utilizing project management tools, input from consultant\ncontractors and stakeholders, departmental policies and procedures, under\nlimited supervision, as required. <\/p>\n\n\n\n

15.\n Coordinate the development and review of\ncompleted California Environmental Quality Act documents for project related\nenvironmental impacts requiring inclusion of mitigation measures within the\nconstruction documents utilizing analytical skills, written and verbal\ncommunication, under limited supervision, as required. <\/p>\n\n\n\n

16.\n Oversee the development of project\nrequirements (e.g., building square footage, adjacencies, utility replacements,\netc.) to facilitate the preparation and review of preliminary plans,\nspecifications and cost estimates utilizing project management tools, under\nlimited supervision, as required. <\/p>\n\n\n\n

17.\n Facilitate design phase project progress\nmeetings with consultants and stakeholders in order to review project status,\nanswer questions and develop action items, utilizing project management tools,\nunder limited supervision, on a regular basis. <\/p>\n\n\n\n

18.\n Coordinate all transfer of funds in\naccordance with California Government Codes and State Administrative Manual\nprocedures as appropriated for a project, using templates and Microsoft Office\napplications, under limited supervision, as required. <\/p>\n\n\n\n

19.\n Reconcile and monitor project costs for\nall expenses in order to maintain expenditures within budget in accordance with\nauthorized budget language, utilizing project records, Microsoft Excel, under\nlimited supervision, on a continuous basis. <\/p>\n\n\n\n

20.\n Review all consultant billings for\naccuracy and consistency with status of deliverables utilizing contract\nagreement and project documents, under limited supervision, on a continuous\nbasis. <\/p>\n\n\n\n

21.\n Maintain all project files (electronic\nand paper) in order to keep accurate records in accordance with office\nstandards, utilizing support staff and computers, under limited supervision, on\nan ongoing basis. <\/p>\n\n\n\n

22.\n Participate in the selection of\nconsultants for professional service contracts to implement the project design\nand construction utilizing departmental policies and procedures, under limited\nsupervision, as required. <\/p>\n\n\n\n

23.\n Establish consultant contracts for\nprofessional services in order to provide required project services utilizing\nMicrosoft Office applications, templates, departmental policies and procedures,\nunder limited supervision, as required. <\/p>\n\n\n\n

24.\n Review project scope and budget at each\nphase of development to ensure conformance with the authorized Legislation\nutilizing project documentation, Microsoft Office applications and analytical\nskills, under limited supervision, as required.<\/p>\n\n\n\n
